Here is a simple but fully adjustable mortgage calculator which will show you what your monthly payments will be, based upon length of mortgage in years, interest rate, and amount of mortgage, You can enter decimal amounts - such as 5.65% for instance - in the "Interest" field.
Leave "0" in the "Taxes" and "Insurance" fields, if you do not wish to include these items in the calculation.
Consider that after 25 years of renting a house you have nothing; zilch; nada; not even a thank you. But you've bought your landlord a house worth about 400.000.00 at today's values.
